And in the event that we can get the seller to make a buyer's commission contribution of 3% I'll pay the $400 transaction fee that my broker charges, provided I worked with you directly.
This offer is only valid for clients who have signed an "Exclusive Brokerage Agreement" with Antonio Ortega LLC, in accordance with the new rules established by the NAR. To take advantage of this offer, please ask us for the form. You can cancel this agreement by giving me written notice as per Section 8 and 9 of this contract. You can conveniently approve it via email.

Important Disclosure fom Antonio Ortega LLC:
Before the National Association of Realtors (NAR) introduced the new requirement for an Exclusive Brokerage Agreement, I always worked with clients based on mutual trust, without requiring any signed commitments. However, with these new regulations, I am now required to have this agreement in place. I appreciate your understanding as we adapt to these changes.
When making an offer on a property over $400K, I will notify my broker and any other relevant parties, as required by regulations, of my intent to contribute 10% of my Professional Fee toward your closing costs. Please be aware that final approval is subject to both broker and lender approval. While some transactions have limits on contributions to closing costs, it’s highly likely we’ll overcome these hurdles. I will do everything possible to apply this contribution, but please understand that it may not be entirely within my control.
In the event that unforeseen circumstances prevent me from covering the 10% from my Professional Fee, I will ensure that, at the very least, the $400 Transaction Fee charged by my broker is paid on your behalf.

Partner Agreement Must be Signed
Before we go out to look at homes you have the option to sign a “Showing Agreement” due to new National Association of Realtors (NAR) rules. This agreement will list every home we plan to visit and must be signed via E-sign before we go out to look at homes.
For the first visit this agreement is fine. For subsequent showings I will have you sign the Exclusive Buyer Brokerage Agreement so you get dedicated and personalized service throughout your home buying process.
